We’re giving Boulton House a new lease of life as Joyce by The James – high-quality short-stay suites designed for today’s visitors, professionals, and city explorers.

Our approach is rooted in sensitive refurbishment, creative reuse, and local connection, avoiding demolition in favour of a sustainable, welcoming future.

What we’re doing

Refurbishing the existing office building


Creating 261 flexible-use, short-stay serviced suites


Adding a new-build extension along Bloom Street


Introducing flexible-use commercial space at ground floor


Enhancing the public realm with landscaping and improved access


Incorporating new cycle parking and step-free entry

A sustainable future

Rather than knocking down Boulton House, we’re retaining and reworking it – significantly reducing waste and embodied carbon compared to a full rebuild.

We’re also proposing:

A zero car parking strategy


Ample secure cycle parking


Materials and methods that support Manchester’s goal of becoming a zero-carbon city by 2038


 

Bringing life
to the street

We’re activating the ground floor with new commercial space along Chorlton Street and Bloom Street, helping to:

Increase local footfall


Support nearby businesses


Increase the streetscape and local feel


Strengthen links with Manchester’s LGBTQ+ community and the wider neighbourhood
